Located at 50 Woodside Road in Ardmore, Pennsylvania, Cricket Square Condominium Association presented a unique opportunity for multifamily roof replacement in Ardmore, PA. Managed by Katelyn Jones of CAMCO Management with engineering support from SDA Engineers, this occupied condominium community required a complete exterior roofing upgrade while maintaining safe access for residents throughout construction. Lemus Construction completed the installation of 169 squares of GAF Timberline HDZ Charcoal architectural shingles across the remaining residential buildings while replacing the aging gutter system with custom-fabricated components designed specifically for the property’s architecture.
This multifamily roof replacement in Ardmore, PA extended far beyond replacing shingles. Every component of the roofing assembly was selected to create a complete weather-resistant roofing system, beginning with GAF roof deck protection, ice and water leak barriers, starter strip shingles, architectural laminated shingles, properly installed ridge cap shingles, and upgraded attic ventilation designed to improve airflow and long-term roof performance. The new roofing system features GAF Timberline HDZ Charcoal High Definition architectural shingles, selected for their dimensional appearance, algae resistance, wind performance, and long-term reliability. LayerLock Technology and the expanded StrikeZone® nailing area help create a stronger installation while improving fastening accuracy across every roof section.
Additional roofing components included roof deck protection, leak barriers, starter strips, ridge cap shingles, flashing, ventilation improvements, and new custom aluminum gutters with matching downspouts. Oversized gutter sections were fabricated on-site, including continuous runs measuring nearly 80 feet, allowing the new drainage system to complement the existing brick façade while efficiently directing water away from the buildings.
To improve efficiency and maintain a clean work environment, crews utilized a JCB Telehandler, an Equipter debris management system, and dumpsters provided by Modern Disposal. These tools minimized material handling, reduced debris accumulation, and helped crews maintain a safe and organized jobsite each day.

Because Cricket Square features limited parking surrounded by active businesses, large trucks and specialty equipment were relocated off-site each evening. This thoughtful accommodation preserved valuable resident parking and significantly reduced the inconvenience often associated with major exterior renovations.
Overcoming Unique Jobsite Challenges
One of the defining characteristics of Cricket Square is its location alongside SEPTA’s Paoli/Thorndale Regional Rail Line between the Ardmore and Haverford Stations. Combined with two large L-shaped buildings, restricted parking, and occupied residences, every stage of construction required careful logistical planning.
Custom gutter fabrication occurred on-site to accommodate the buildings’ long roof sections, while multiple crews worked simultaneously to maintain production without compromising safety. Continuous inspections, organized equipment movement, and ongoing cleanup allowed construction to progress efficiently while respecting the needs of residents throughout the association.
