Deck work becomes a different kind of construction problem when it moves from one backyard to an entire occupied condominium community. At Hampton Greens in Warrington, Pennsylvania, the project tracker identified 96 work locations. That scale required more than a capable carpentry crew. It required a repeatable process for access, demolition, inspection, installation, resident notices, cleanup, and documentation from one location to the next.

Lemus Construction organized the work as a phased deck replacement services program for a managed property, with Continental serving as the management company and Bustamante Engineers supporting the engineering requirements. The documented construction window ran from March 25 through May 16, 2026. Kyle led the project in the field, while permits, resident start notices, waste handling, and temporary facilities were coordinated around the active community.

Planning the Work Before the First Deck Came Apart

On a community-wide deck project, the schedule is not simply a list of demolition dates. Each location has a resident, a path of access, nearby landscaping, personal property, and a different relationship to parking or common walkways. The production plan therefore had to define when residents needed to clear their decks, how the crew would reach each work area, where removed material would travel, and how the site would be left at the end of each day.

This is where disciplined exterior renovation services make the difference. The project team can group similar locations, keep material staging predictable, and reduce the number of times equipment moves through the same section of the community. Hand-delivered notices gave residents a direct warning before work reached their homes. Dumpsters and temporary facilities were arranged in advance so the production crew was not improvising basic logistics while decks were already open.

Rather than treating each deck as an isolated repair, the field team could compare exposed conditions with the approved details and route questions through a defined review process. When a location did not match the expected condition, the right move was to document it, protect the area, and resolve the detail before covering it. That pause may feel slow in the moment. It is usually much faster than reopening finished work later.

A Repeatable Deck Replacement Sequence

At each location, the crew worked through the approved scope in a controlled order. Personal items and access conditions were cleared first. Existing components were removed without scattering debris through the community. Once the structure and attachment points were visible, the work area could be reviewed for deterioration, movement, drainage conflicts, or earlier modifications that might affect the replacement.

The replacement components were then installed in accordance with the project documents and the requirements for that location. Alignment, fastening, transitions at the building, stair geometry, guard conditions, and drainage paths all needed consistent attention. A deck can look finished from the parking lot while still carrying a weak detail at the ledger, a poorly managed water transition, or an inconsistent guard connection. The useful work lives in those less photogenic places.

Quality control was repeated across the community rather than saved for the final week. That meant checking completed work as sections progressed, correcting punch-list items while crews and materials were still nearby, and keeping each location clean enough for residents to understand what was finished and what remained. The broader goal matched the approach Lemus uses across its completed community projects: make the finished result consistent, but also make the route to that result manageable for the people living around it.

Resident Care Tips for Longer-Lasting Decks

Residents have a direct role in how well a community deck ages. The governing documents and approved product instructions should always control, but a few habits prevent small issues from becoming expensive ones.

  • Keep planters, storage bins, and outdoor rugs from trapping moisture against the deck surface. Use raised feet or breathable supports, and move items periodically so the surface can dry.
  • Do not drill into siding, flashing, rails, posts, or the deck-to-building connection to hang lights, screens, or decorations. An innocent screw can create a water path or weaken a finished component.
  • Clear leaves, acorns, and winter debris from corners, stair landings, and drainage paths. Use non-damaging tools and cleaning products approved for the installed decking and rail materials.
  • Report loose rails, unusual movement, soft areas, standing water, split components, or fasteners that appear to be backing out. Early reporting gives management a chance to inspect before the problem spreads.
  • Follow community rules for grills, heaters, planters, furniture, and storage loads. Heat, concentrated weight, and trapped moisture are common ways otherwise sound decks are shortened by daily use.

Property Manager Maintenance Plan

The closeout package should become the first page of the maintenance program, not the last page of the construction file. A community with dozens of decks needs location-based records so management can see patterns instead of responding to isolated complaints.

  • Create a deck register by building, unit, or location number. Record completion date, approved materials, warranty documents, punch-list history, photographs, and any field changes for every deck.
  • Schedule a documented inspection at least once each year and after major wind, snow, or impact events. Include walking surfaces, stairs, guards, posts, connections, flashing, visible framing, and drainage around the deck.
  • Watch the building interface closely. Sealant, flashing, siding transitions, and ledger-area water management can affect both the deck and the wall assembly. Route repairs through qualified contractors rather than general handyman patches.
  • Control landscaping and irrigation. Vegetation should not hold moisture against framing or block inspection access, and sprinkler heads should not repeatedly soak the deck-to-wall transition.
  • Publish resident rules in plain language. Cover drilling, painting, rugs, planters, grills, deicing products, storage, and reporting procedures. Consistent rules protect the new work and reduce arguments after damage appears.
  • Preserve the documented warranty and maintenance guidance. Use approved materials, retain invoices, photograph repairs, and avoid alterations that could affect manufacturer or labor coverage.
  • Build a reserve allowance for localized repairs even after a major replacement. Decks live outdoors and carry daily loads. A modest annual inspection and repair budget is cheaper than allowing several small defects to mature together.

A Capital Improvement Residents Can Actually Use

By the listed finish date, Hampton Greens had moved through a broad deck program that combined engineering, resident notices, repeatable field controls, and a defined labor warranty. Lemus descended upon our townhome community to replace our long lived roofs. The crew did everything they possibly could to protect gardens, screens, windows, etc. They worked incredibly quickly and efficiently. As part of their charge they repaired areas of damage when they found such, they brought areas around windows and chimneys into spec, and they connected exhaust vents and replaced skylights while making sure the attics vented properly through the gable vents and soffits. We also had very nice 6 inch gutters and downspouts installed. After each section they did the best they could to remove scattered nails both by hand and with strong rolling magnets. You know how you can tell a project went well? When you meet and become friendly with the crew. For instance: Harry R. Caesar Robin Pablo Carlos Christian Jesus Jose Mario... Lemus approach to our GLV Roofing Project has been spot on from daily management to workers endurance in exceptional heat, especially on the roofs when the heat registered at 130 degrees. I can verify that my Copperfield neighbors came to the aid of Ken’s roofers and ground help. We refilled Gatorade, lemonade, watermelon, cookies, zucchini loaf and even had a chance to treat all of the ground crew to warm sandwiches of BBQ and salad. Very friendly and helpful customer service. Roofing repair supervisor explained the process and kept me informed with drone pictures. Lemus was on time and completed project earlier than expected. Update: Lemus Construction came back today and took care of everything. They replaced the wall panel and installed all new window screens of good quality. The team was professional, polite, and completed the work properly. We appreciate that they followed up and resolved the issue. Everything is now in good condition, and we have no further concerns. Thank you for taking care of it. Original review: We had a very disappointing experience with Lemus Constructions during a roof replacement project in our community. It was clear that the workers lacked experience—things were constantly falling, and they caused multiple damages. They broke our deck (which, to their credit, was later repaired), damaged our house wall, and also damaged the front gutter, which now doesn't divert water properly. Additionally, almost all of our window insect screens were torn. When we raised these issues, we were told that they had warned us to remove or protect everything ourselves. Some screens are at a height we simply can't reach, and they aren't easy to remove. In the end, they made it clear that we, the homeowners, are fully responsible, and they bear no accountability. No compensation was offered, and they refused to engage in further conversation. While they were great at selling their services and getting into our community, the actual work seemed to be done by the cheapest, unskilled labor. Everything that could go wrong, did. I strongly advise avoiding this company—if they damage your property, they will not take responsibility, and the quality is awful.

I am the manager of a condominium association in Lansdale, Pa. We just finished a 7-year roof and gutter replacement project with Lemus Construction. After bidding this project out and meeting with all the bidders, we knew that Lemus was the contractor. The crews are the hardest working people, very respectful, and experienced.
