Restoring Patriots Ridge With Modern Roofing & Lasting Protection
Project Timeline: March 9 to March 21, 2026
When homeowners think about replacing a roof, they often picture new shingles & an updated appearance. At Patriots Ridge Condominiums in Plumstead Township, Pennsylvania, this project became much more than that. Our team at Lemus Construction was selected to complete the first building in what is expected to become a larger roofing improvement program throughout the community. Located just minutes from Historic Doylestown in Bucks County, Patriots Ridge is a neighborhood of approximately 600 townhomes developed throughout the late 1990s. The community includes both condominium & homeowner associations, making long term planning & property preservation especially important. Prior inspections identified one building that required immediate attention due to ongoing moisture concerns beneath the roofing system. Rather than waiting for larger structural problems to develop, the association partnered with Continental Property Management & Property Manager Wendy King to proactively address the issue.
Investigating Hidden Moisture Problems
As our crews began removing the existing roofing materials, the inspection findings were confirmed. Years of inadequate attic ventilation had allowed moisture generated inside the homes to become trapped beneath the roof system. Without enough intake & exhaust ventilation, warm humid air remained inside the attic where it slowly damaged the wood decking from beneath. Although the roof looked relatively normal from the outside, the condition underneath told a different story. Large sections of plywood sheathing had deteriorated so severely that they crumbled apart during removal. Rust stains surrounding roofing nails clearly showed years of moisture exposure hidden beneath the shingles.
Situations like this are becoming increasingly common throughout multifamily communities built several decades ago. As ventilation standards have improved, many older roofing systems simply cannot move enough air to properly manage attic moisture.
Rebuilding the Roof Structure
Because structural integrity always comes first, our crews carefully removed every damaged section of roof decking before rebuilding the roofing system. Working under the direction of Project Manager Carlos, with support from Humberto & Abraham, every replacement board was installed with precision while maintaining a safe work environment for both residents & crew members. Damaged sheathing was replaced using pressure treated sheathing & Fire Retardant Treated Wood, providing a stronger foundation capable of supporting the new roofing system while meeting today’s building standards. Once the decking was complete, our crews installed a new GAF Timberline HDZ Weathered Wood roofing system featuring algae resistance, exceptional durability, & enhanced wind performance.
Improving Attic Ventilation
Replacing shingles alone would not have solved the underlying problem. To help prevent future moisture buildup, our team upgraded the building’s attic ventilation by installing new ridge ventilation along the roof peak along with properly balanced ventilation components throughout the roofing system. This improved airflow allows warm moist air to escape naturally while helping protect the roof decking, insulation, & structural framing for years to come. Good ventilation is one of the most overlooked components of any roofing replacement, yet it plays one of the biggest roles in extending the life of a roof.
New Gutters Complete the Exterior
Along with the roofing improvements, we also installed an entirely new gutter & downspout system. The new system complements the updated Weathered Wood roofing color while improving water movement away from the building’s foundation. Proper drainage works together with a properly ventilated roof system to better protect the entire building envelope.
Equipment That Keeps Large Projects Moving
Projects like this require more than experienced roofing crews. Throughout construction, JCB Telehandlers safely lifted bundles of shingles, replacement decking, & materials from ground level to the roof. Our Equipter debris management equipment helped remove old roofing materials efficiently while keeping work areas organized & reducing cleanup time. These specialized tools allowed our crews to work faster while minimizing disruption throughout the community.
Communication Comes First
One of the details residents appreciate most is communication.
Before construction began, our team hand delivered start notices to homeowners explaining when work would begin, what vehicles they could expect to see, & how to prepare around their building. This simple step helps reduce confusion while creating a smoother experience for everyone involved. Throughout construction our crews remained mindful of landscaping, sidewalks, parking areas, & common spaces, ensuring the community remained clean & accessible from start to finish.
Built for Long Term Protection
Construction was completed between March 9 & March 21, 2026, successfully delivering the first completed building within the Patriots Ridge roofing improvement program.
Today the building is protected by a new roofing system, upgraded attic ventilation, new gutters & downspouts, a 5 Year Lemus Construction Labor Warranty, & the GAF Golden Pledge Limited Warranty, one of the industry’s strongest roofing warranties available. For our team, this project represents much more than replacing shingles. It demonstrates how proactive multifamily roof services can identify hidden issues before they become expensive structural repairs. As additional buildings are evaluated throughout Patriots Ridge, we’re proud to continue helping protect one of Bucks County’s premier townhouse communities through thoughtful planning, quality craftsmanship, & dependable exterior remodeling solutions.
