Lemus Construction is proud to deliver a 4-phase transformative exterior renovation at Cheswold Village, a premier multifamily condominium community in Chesterbrook, Pennsylvania. This comprehensive project includes siding replacement, deck and patio construction, window updates, and facade enhancements, ensuring the community remains both functional and visually appealing for residents.
Phase 1: Concrete and Patio Preparation
The project began with a concrete demolition on August 4th, coordinated alongside Ecotech Hydro Excavation to protect underground utilities and piping. Once demolition was complete, concrete prep, curing, and drying were carefully managed to ensure each patio was ready for subsequent construction without disrupting residents’ HVAC services.
Phase 2: Deck Removal and Installation Prep
Next, our crews removed old decks and installed new ones, including double-floor decks that harnessed British steel for support and traditional wooden decks, all coordinated with the patio work to maintain strong support. Each building progressed like a moving assembly line, with each unit finishing all steps over the course of four weeks before moving to the next unit.
Phase 3: Siding Replacement
Using CertainTeed siding and underlayment, materials were formed and cut on-site to guarantee perfect alignment with each condominium unit. Crews removed the old siding, installed new panels, and replaced exterior light fixtures to enhance aesthetics and durability while protecting the structure against the elements.
Phase 4: Windows, Fencing, and Finishing Touches
Finally, the project included window upgrades, fence replacement for backyards, and minor exterior facade improvements. Lemus Construction ensured all work was completed without disrupting AC units, personal property, or residents’ daily activities. The Cheswold Village Board of Directors played a critical role in coordinating schedules and communication, with on-site support from Special Projects Liaison Ian Oelschlegel.
Specialized equipment supported every phase, including JCB telehandlers, cranes, and Gehl compact loaders, coordinated by Senior Project Managers Eduardo and Jeff, maintaining a seamless workflow, keeping residents informed, and ensuring timelines were met.
This project is part of a larger Lemus Construction effort in Chesterbrook, including The Paddock, The Ponds, and Embassy Court communities, delivering roofing, siding, and stonework upgrades to multifamily properties across the area.
