Lemus Construction completed another phase of
roofing improvements at
Carriage COA, a highly regarded condominium community located in
Northampton Township, Bucks County, Pennsylvania. Working alongside
CAMCO Management and community leadership, our team coordinated roofing replacements across five residential buildings while caring for a clean, organized, and resident-focused jobsite. Led by
Project Managers Carlos, Humberto, and
Abraham, approximately 25 crew members worked simultaneously throughout the community, installing more than 327 squares of new
GAF roofing in Pewter Gray while utilizing
JCB telehandlers,
Equipter debris management systems, and strategically placed dumpsters to maximize efficiency and minimize disruption for residents.
Communities like Carriage COA represent a growing segment of condominium and active adult housing throughout Bucks County. Homeowners choose these communities for their attractive surroundings, low-maintenance lifestyle, and the confidence that comes with professionally managed exterior enhancements. Preserving that standard requires long-term planning and a commitment to proactive capital improvement projects.
As part of Carriage COA’s ongoing roofing program, this phase focused on five residential buildings located throughout the association. The objective was straightforward: replace aging roofing systems, address underlying structural concerns where necessary, upgrade weather protection, and support the long-term performance of the properties. Once roofing materials were removed, our crews performed comprehensive inspections of the exposed roof decking. These evaluations identified areas requiring replacement of both standard plywood sheathing and fire-rated plywood. Addressing these conditions before installing new roofing materials helps ensure the integrity of the entire roofing assembly and prevents future issues from being concealed beneath newly installed shingles.
In addition to decking repairs, the project included the replacement and integration of
skylights,
flashing,
ventilation upgrades, and installation of a finished
shingled roof designed to provide dependable performance throughout
Pennsylvania’s changing seasons. The finalized roofing assemblies incorporated synthetic underlayment, leak barrier protection, starter shingles, architectural shingles, ridge ventilation, and matching ridge cap components to create a fully integrated roofing system. One of the most significant aspects of this undertaking was preserving efficiency while operating within an active neighborhood. Multiple crews operated simultaneously across various dwellings, requiring careful scheduling, communication, and site coordination. Residents continued their normal daily activities while construction progressed around them, making safety, cleanliness, and accessibility top priorities throughout every phase of work.
The homeowners’ group landscaping added another layer of complexity. Decorative plantings, garden beds, walkways, and common areas required additional protection measures during material delivery, tear-off operations, and debris removal. Utilizing JCB telehandlers and Equipter trucks allowed materials and debris to be moved efficiently while reducing impact on surrounding property and helping crews maintain organized work zones. Completing work on five buildings in just over two weeks required precise coordination among project management, field leadership, suppliers, operators, and crews. Daily contact kept each phase on schedule while managing quality.
Beyond the roofing installation itself, this phase provided valuable insight into the condition of surrounding structures throughout the community. Ongoing inspections allowed project leaders to identify minor repair needs, monitor building performance, and assist the association with future planning efforts. This proactive approach helps communities make informed decisions regarding future capital improvement investments and long-term sustaining strategies.
Throughout the project, residents regularly observed multiple crews working together, telehandlers transporting materials, and roofing teams progressing across several buildings simultaneously. The scale of activity demonstrated the level of coordination required to complete large neighborhood renovation projects efficiently while preserving a positive experience for homeowners. Today, the completed roofing modifications provide enhanced protection against wind, rain, snow, and seasonal temperature fluctuations. This work increased structural durability, improved weather resistance, and met all project objectives. The new Pewter Gray architectural roofing systems deliver a clean, consistent appearance that complements the character of Carriage COA and supports ongoing community investment.
