Completing the Final Phase of a Property-Wide Roofing Improvement Project

This commercial roof replacement project was the final phase of a larger exterior modification effort conducted by Lemus Construction at Commonwydds Medical & Professional Office Park. Located at 2370 York Road in Jamison, Pennsylvania, the office complex serves a diverse mix of professional workplaces, medical providers, service businesses, and retail tenants throughout Bucks County.
This project focused on Building D, the final structure within the office park to receive a complete roof replacement and gutter installation. While the facility itself was modest in size, the significance of the project extended well beyond a single structure. Completion of this stage marked the culmination of years of roofing refinements executed throughout the property, creating a consistent appearance and unified roofing system across the entire complex.
Because of the property’s active nature, maintaining uninterrupted business operations remained a top priority throughout construction. Employees, customers, deliveries, and visitors continued utilizing the site daily while roofing activities were underway. The scope of work included:
- Removal of existing roofing materials
- Installation of approximately 65 squares of GAF Timberline HDZ shingles
- New gutter installation
- Site cleanup and debris management
- Final project inspection
For this project, GAF Timberline HDZ shingles in Oyster Gray were installed to replace the aging roof and give the building a fresh, updated appearance. The color works well with the surrounding office buildings while providing the durability and weather protection needed for a busy commercial property. New gutters were also installed as part of the project, helping improve drainage and direct water away from the building more effectively.
Because the property remained occupied throughout construction, keeping disruption to a minimum was a major priority. Project Manager Paolo coordinated material deliveries, staging areas, and debris removal so work could move efficiently without interfering with tenants, visitors, or neighboring businesses. Building entrances and parking areas remained accessible during the project, allowing day-to-day operations to continue while the roof replacement was underway.
