The Gatherings at Lawrence roof replacement was a coordinated 21-building roofing project completed throughout an active 55+ townhome community in Lawrence Township, New Jersey. We worked alongside FirstService Residential, Property Manager Tracey Faillia, and The Falcon Group to move the project from early property review and township paperwork through installation, resident coordination, inspection, and closeout. The community is commonly described as a 108-residence active-adult neighborhood, with homes situated along Dickens Drive, Wiltshire Drive, Copperfield Drive, and the clubhouse area. 

On the ground, it meant crews, trucks, equipment, materials, resident vehicles, active entrances, and 21 separate buildings that all had to be handled with the same level of attention. One careless work zone can sour an otherwise successful community project. We knew that before the first roof opened. A short project video provides another look at the work completed within the community.

 

Studying the Property Before Construction Began

Large community roofing projects begin well before shingles arrive. Our estimating and production teams first had to understand the property as a working neighborhood. We reviewed the building groupings, roof elevations, access points, parking conditions, clubhouse traffic, delivery routes, and areas where landscaping or resident walkways sat close to the work.

Our estimators walked the property and reviewed the visible roof conditions that would shape the proposal and production plan. Previous notes, measurements, photographs, and conversations from our internal team helped establish what the field crews would eventually need. This early work allowed us to prepare a project plan around the actual community rather than a clean drawing that looked simple from behind a desk. They rarely stay simple once boots hit the pavement. We also coordinated the administrative side of the project. Our team managed the applicable community documents, construction forms, and paperwork required through Lawrence Township. When engineering documentation or field direction applied, we worked alongside The Falcon Group so that the construction process remained aligned with the project requirements.

Falcon provides engineering, architectural, building-envelope, and reserve-study services for community associations and property owners. Their involvement added another layer of professional review to a project already carrying a considerable number of buildings and residents. Preconstruction is not the dramatic part. No one gathers around to admire a permit application. It is still where the project begins to either hold together or quietly come apart.

 

Organizing Work Across an Active-Adult Community

The Gatherings at Lawrence is an established 55+ townhome community in Mercer County. Public community and real-estate sources describe approximately 108 residences, along with shared amenities that include a clubhouse, outdoor pool, bocce area, and walking trail. The homes were developed during the mid-2000s, with attached layouts designed around lower-maintenance active-adult living. That community structure shaped how we approached the work. Residents still needed to enter and leave their homes. Visitors and deliveries still arrived. The clubhouse and shared areas remained part of daily community life. We could not treat the property like an empty development waiting for construction crews to finish. 

Working with FirstService Residential and Tracey Faillia allowed us to establish a steady line of communication between the property-management team, the association, our project leadership, and the residents. FirstService’s New Jersey operation specifically manages active-adult, townhome, condominium, and HOA communities, with responsibilities that include resident communication, vendor coordination, inspections, and project administration.

Our job was to make the roofing work fit inside that larger community operation. We organized construction around defined building groups rather than opening too much of the property at once. Materials were directed toward the active work areas. Residents could receive parking and access instructions based on the current phase. Demolition, installation, cleanup, and inspections could follow an understandable sequence. Twenty-one buildings can create plenty of motion. Without a plan, motion becomes noise. With a plan, it becomes progress.

 

Installing the New GAF Roofing Systems

The construction program involved roof replacement across 21 buildings, supported by a GAF roofing system and enhanced warranty. Our project records identify a GAF Golden Pledge Limited Warranty along with a five-year Lemus labor warranty. The exact public-facing shingle color was not included in the summary record, so it should be added to the final page if confirmed through the contract, warranty certificate, or material order.

GAF describes its Golden Pledge Limited Warranty as an enhanced warranty available through GAF Master Elite contractors on qualifying roofing systems. Eligibility depends on the products installed and the complete warranty terms, which should remain part of the association’s permanent project records. For us, the warranty was not an ornament added to the bottom of the proposal. It shaped the installation and documentation process. Roofing systems must be installed according to manufacturer requirements. The components need to work together. Roof edges, valleys, wall transitions, penetrations, flashing areas, ventilation details, and drainage paths all require attention. The warranty documents then need to match what was installed in the field.

Repetition becomes a challenge on a project of this size. The first building and the twenty-first building need to receive the same workmanship. The crews cannot get casual simply because the process has become familiar. Familiarity is useful until it starts cutting corners. Our project management and field supervision helped keep the sequence consistent as work moved through Dickens Drive, Wiltshire Drive, Copperfield Drive, and the clubhouse area. The goal was to maintain production without allowing quality control, cleanup, or resident protection to slip behind the schedule.

 

Keeping the Community Moving

Resident communication is one of the less visible pieces of large-scale exterior construction, but it affects nearly every day of the job. Residents need practical information. They need to know when their building is approaching, where vehicles should be moved, what exterior items need to be secured, and when access may be temporarily affected. Property managers need reliable schedule updates so they are not left answering questions with old information.

Our internal team and field staff worked with management to keep those moving parts connected. At the active buildings, crews established controlled work areas and protected the ground around the homes. Roofing debris had to move from the roof into approved disposal areas without spreading through lawns, driveways, entrances, or common areas. Materials had to arrive when they were needed rather than sitting around the neighborhood waiting for their turn. Daily cleanup was part of that operation. So was checking the property for loose debris and roofing nails. There is no clever substitute for cleaning up after yourself.

 

What Residents Should Expect From the New Roofs

Residents should expect the completed roofing systems to provide consistent weather protection, cleaner rooflines, and a renewed appearance across the community. They should not expect the roofs to become invisible to future maintenance. Residents can help protect the work by reporting changes early. A loose shingle after a wind event, new interior staining, an overflowing gutter, displaced flashing, or debris collecting against a roof edge should be brought to management’s attention. Residents should avoid allowing satellite, solar, HVAC, or other contractors to penetrate association-maintained roofing without written approval.

No resident needs to diagnose the roof from the sidewalk. That is not the assignment. The useful part is noticing when something has changed and reporting it before the next storm turns a small concern into a larger repair.

 

Protecting the Association’s Investment

For the property-management team and board, the finished project should mark the beginning of a documented maintenance cycle.

The association should retain the contracts, GAF warranty documents, approved product information, inspection records, closeout photographs, repair history, and correspondence for each building group. Those records provide a baseline for future inspections and help preserve the roofing warranty if a concern develops.

Professional roof inspections should be completed periodically and after major wind, hail, tree-impact, snow, or ice events. Gutters and drainage components should be reviewed during the same cycle because a roof cannot perform properly when runoff has nowhere to go. Management should also track repairs by individual building rather than relying on one general community file. Patterns become easier to recognize when complaints, photographs, inspection findings, and repairs are connected to a specific address or building group.

Reserve planning should continue as well. A completed roof replacement resets the roofing timeline, but it does not eliminate future maintenance expenses. Annual inspections, minor repairs, drainage work, accessory replacement, and eventual renewal still need a place in the association’s long-range budget. The new roofs are an asset. They should be managed like one.

 

A Steady Finish Across 21 Buildings

The Gatherings at Lawrence project brought together a 108-home active-adult community, 21 buildings, a professional management team, engineering involvement, township coordination, GAF materials, enhanced warranty coverage, and the daily reality of construction around occupied homes.

We handled the project the way community work needs to be handled. We studied the property first. We coordinated the paperwork. We organized the field work into manageable sections. We worked with management rather than around them. Then we kept moving. Not recklessly. Not slowly enough to become part of the scenery. Steadily.

This project now joins our growing library of completed community roofing projects throughout New Jersey and the Mid-Atlantic region. Lawrence Township sits within Mercer County, an area defined by active residential communities, major transportation corridors, preserved open space, and close connections to Princeton and Trenton.

We had a disastrous situation by a previous contractor (I'd love to name them but won't) on our commercial roof. We were expecting a full replacement would be needed. Victor met with us on site. We walked the entire roof and he pointed out the problem spots and explained in detail, the work that would be needed to remedy our issues. His estimate was very fair and he was up front about some potential additional work that might be needed that could not be determined at the time of the survey. Those costs came in at a minimum when the work was done. Lemus's professionalism & craftsmanship was incredible from the start of the process to the end. Our issues are completely resolved and we are no longer worried every time it rains!

Very friendly and helpful customer service. Roofing repair supervisor explained the process and kept me informed with drone pictures. Lemus was on time and completed project earlier than expected. They also left my property in pristine condition. The only indicator they were there was a beautiful new roof and a small Lemus sign.
