The Paddock at Chesterbrook Exterior Renovation: Protecting a Landmark Townhome Community from the Roofline Down

Project Timeline: May 2025 – September 2025

The Paddock at Chesterbrook is not a small collection of identical buildings tucked behind a parking lot. It is an established townhome community with 134 one-, two-, and three-floor residences spread throughout Chesterbrook in Tredyffrin Township. That variety gives the neighborhood character. It also makes exterior construction more complicated. Roof elevations change from one section to the next. Gutters sit high above occupied entrances, patios, landscaping, and pedestrian areas. Siding transitions must remain consistent across connected homes. Residents still need to get through their day while crews, equipment, materials, and debris move around them.

Lemus Construction was selected to coordinate a broad exterior improvement project involving roof replacement, gutter replacement, and siding replacement throughout the community. The project required large, organized field teams capable of working safely across elevated rooflines while maintaining control over several exterior trades. Rather than treating the roof, gutters, and siding as unrelated pieces, the work was managed as one connected exterior system. That matters. Water does not care which contractor installed which component. It simply finds the weakest opening.

 

An Established Chesterbrook Townhome Community

The Paddock at Chesterbrook is located in Chester County’s Tredyffrin Township, just off Route 202 and within easy reach of the Pennsylvania Turnpike, the Schuylkill Expressway, King of Prussia, Valley Forge, and the surrounding Main Line communities. The neighborhood includes a mixture of one-, two-, and three-story townhomes. That range of building heights and configurations required more than a standard residential crew moving from one detached house to the next. The work had to account for:

  • Tall and changing roof elevations
  • Connected residential structures
  • Shared exterior transitions
  • Occupied entrances and walkways
  • Resident vehicles and deliveries
  • Landscaping close to active work areas
  • Consistent appearance across multiple homes
  • Safe removal and movement of exterior materials

 

Lemus Construction approached the project with the same structured systems used for larger multifamily and community exterior renovations throughout Pennsylvania and New Jersey. Work zones had to be established carefully. Crews needed clear responsibilities. Materials had to reach elevated work areas without turning the community below into a construction free-for-all. There is nothing glamorous about that part. It is cones, schedules, equipment placement, resident notices, and checking the same details again before the first piece of material comes off. That is also where a well-managed project begins.

Coordinating Roofing, Gutters, and Siding

A building exterior operates as a connected assembly. The roofing system sheds water toward the eaves. The gutters collect that runoff. Downspouts move it away from walls, foundations, walkways, and lower roof sections. Siding and trim protect the vertical wall surfaces and the vulnerable transitions around openings and architectural features. When one part begins to fail, the damage does not always stay politely within its lane.

A poorly performing gutter can allow water to overflow against siding and trim. Failed roof-edge details can affect fascia and soffit materials. Damaged siding can expose the underlying building envelope to moisture. In connected townhomes, one neglected area may eventually affect neighboring units or shared association components. The Paddock project addressed major portions of that exterior protection system through coordinated roofing, gutter, and siding work.

Elevated Roof Replacement

The community’s high rooflines required experienced crews, controlled access, and careful material handling.

Roofing work at this scale involves more than installing shingles. Crews must safely remove existing materials, inspect accessible roof-deck areas, protect exposed sections, install the new roofing assembly, and complete transitions around walls, valleys, penetrations, and roof edges. The project records identify Barkwood as the selected roof color. The deeper brown blend complements the established character of the community while providing a consistent finished appearance across the affected townhomes. Once the exact GAF shingle line and warranty package are confirmed, those details should be added here:

Working on taller townhome roofs also changes how the site below must be managed. Materials cannot simply be carried up a ladder and tossed into the nearest truck at the end of the day. Crews need planned loading zones, fall-protection systems, debris control, and reliable communication between workers above and team members on the ground. The larger team allowed the work to move with purpose while keeping safety and property protection at the center of the operation.

Gutter and Drainage Improvements

The gutter and drainage improvements were an important part of the project rather than a decorative attachment added after the roofing work.

Gutters manage thousands of gallons of runoff over the course of a year. Across a townhome community, that water must be directed away from siding, foundations, lower roofs, landscaped beds, sidewalks, and neighboring residences. The new or repaired gutter components were coordinated with the roof-edge work to create cleaner transitions and more dependable water movement. This portion of the work helps protect more than the roof. Proper drainage can reduce staining, soil erosion, splashback, foundation exposure, winter icing, and premature deterioration around lower exterior surfaces.

Siding Replacement

The project also included siding replacement in areas identified for exterior renewal.

Siding work across connected townhomes demands consistency. Individual wall sections may belong to separate residences, but the finished buildings still need to read as one coherent community. Crews must pay close attention to courses, seams, corners, trim, openings, utility penetrations, and transitions between new and existing materials. Those small details determine whether the finished work looks deliberate or patched together after the fact.

Where siding was removed, accessible wall areas could be reviewed before the new finish was installed. Any confirmed sheathing, flashing, trim, or moisture-related repairs should be added to the final page copy.

Managing Construction Around Residents

The Paddock remained a residential community throughout the project. People still had work schedules. Deliveries still arrived. Dogs still needed walking. Cars still needed somewhere to go. Construction does not suspend ordinary life. It simply moves in beside it for a while. Effective project management required coordination among the association, property representatives, project managers, field supervisors, crews, and residents.

Daily cleanup was especially important. Nails, cut siding, packaging, and roofing debris cannot be allowed to drift through an occupied townhome property. Ground crews supported the elevated work by controlling debris, organizing materials, protecting nearby surfaces, and maintaining cleaner work areas as each section progressed.

Building a Stronger Presence in Tredyffrin Township

The Paddock at Chesterbrook was the first of several major Lemus Construction projects managed within the Chesterbrook area of Tredyffrin Township. That work became part of a broader local relationship. Lemus Construction has since been involved with additional community projects at Embassy Court and Cheswold Village, expanding the company’s experience with the exterior systems, property layouts, resident needs, and construction conditions found throughout Chesterbrook.

The work at Cheswold Village includes a broader phased exterior-renovation program involving siding, decks, patios, windows, and facade improvements. Together, these projects demonstrate the value of regional familiarity when managing association properties that may sit only a few minutes apart but carry very different scopes. Lemus also participated in Tredyffrin Township’s Community Day at Wilson Farm Park. The event provided an opportunity to meet residents and local organizations outside the construction fence, without hard hats, lifts, or the morning soundtrack of material delivery trucks. That community involvement matters. Contractors do not work on abstract buildings. They work in neighborhoods where people live, serve on boards, raise families, walk trails, and remember whether a company treated their property with respect.

 

Resident Maintenance Tips

Residents can help extend the life of the completed exterior work by watching for small problems before they gain weight.

  • Report overflowing gutters or water running behind the gutter edge.
  • Do not attach decorations, satellite equipment, planters, or fixtures through new siding without association approval.
  • Keep patio furniture, grills, and stored items away from downspout discharge points.
  • Report loose siding, trim, or downspouts after severe wind.
  • Avoid directing pressure washers upward beneath siding courses.
  • Do not climb onto community roofs.
  • Watch interior ceilings and exterior walls for new staining after major storms.
  • Keep landscaping trimmed away from siding, downspouts, and lower roof edges.

A quick report from a resident can prevent a small repair from becoming a shared building-envelope problem.

 

Property-Manager Maintenance Recommendations

For association leadership and property-management teams, the work should now shift from replacement to preservation. A practical maintenance plan should include:

  • Semiannual Exterior Inspections: Inspect roofs, gutters, siding, trim, penetrations, and drainage paths each spring and fall. Additional reviews should follow major wind, hail, snow, or ice events.
  • Gutter and Downspout Cleaning: Clean gutters at least twice each year and more frequently near mature trees. Confirm that downspouts remain connected and discharge water toward approved drainage locations.
  • Roof Documentation: Maintain records of warranty documents, approved products, repair history, inspection photographs, and contractor correspondence. Avoid allowing unapproved contractors to cut into or alter the roofing system.
  • Siding and Sealant Reviews: Check transitions around windows, doors, vents, utility penetrations, and trim. Failed sealants should be addressed before water reaches concealed wall components.
  • Reserve Planning: Continue funding future capital improvement planning based on expected service lives rather than waiting for visible failure across the community. Roofing, gutters, siding, trim, decks, paving, and drainage systems rarely age on identical schedules.
  • Consistent Repair Standards: Use matching approved products and documented installation methods for future repairs. A series of improvised patches may solve immediate complaints while quietly weakening the long-term appearance and performance of the property.

 

A Coordinated Exterior Investment

The work at The Paddock at Chesterbrook required scale, technical coordination, and a field team capable of handling high rooflines without losing sight of the occupied community below. By coordinating roofing, gutters, and siding as connected exterior systems, Lemus Construction helped the association address immediate replacement needs while strengthening the property’s long-term weather protection and appearance.

The project also marked the beginning of a growing presence in Chesterbrook and Tredyffrin Township, followed by additional community work at Embassy Court and Cheswold Village. Every community has its own architecture, priorities, budget pressures, and resident concerns. The job is not to pretend those differences do not exist. The job is to build a plan sturdy enough to handle them.

Lemus descended upon our townhome community to replace our long lived roofs. The crew did everything they possibly could to protect gardens, screens, windows, etc. They worked incredibly quickly and efficiently. As part of their charge they repaired areas of damage when they found such, they brought areas around windows and chimneys into spec, and they connected exhaust vents and replaced skylights while making sure the attics vented properly through the gable vents and soffits. We also had very nice 6 inch gutters and downspouts installed. After each section they did the best they could to remove scattered nails both by hand and with strong rolling magnets. You know how you can tell a project went well? When you meet and become friendly with the crew. For instance: Harry R. Caesar Robin Pablo Carlos Christian Jesus Jose Mario... If you're looking at a roof project certainly give Lemus Construction a shot at providing a proposal.

Great company, I highly recommend! Complete roof tear off (2 layers) and replacement on a 2800sf colonial including removal of old solar panels and skylight replacement as well as gutter replacement completed in under 2 days. Extremely professional and knowledgeable crew and management. They are efficient, neat, courteous, and meticulous. I can’t say enough good things about Chris, JJ and the contractors who replaced my roof. Chris showed up at 7am to accommodate my work schedule, had a quote to me within a couple of hours and answered any and all questions. JJ was amazing at sharing the progress and issues that were found, took care of remediating everything and finished timely. The area was clean of debris. The Lemus crew was quick and efficient. They protected the house and surrounding landscaping while removing the old roof. They repaired the rotting wood and finished off the project making the roof look better than it did when new. They installed a more efficient ridge vent as well as improved soffit vents to address to old roof's insufficient ventilation and moisture issues. None of the other roofing companies that quoted the job offered these solutions, even though they were aware of our moisture problem. I was impressed with the Lemus team's knowledge of roofs and the products available to address ventilation/moisture issues. Our attic no longer has that stale, musty smell from accumulated moisture, plus the roof looks great.
